Flower Mound is where families land when they fly for work and want a finished town: mature trees, Grapevine Lake, Parker Square, and a school district that is consistently in the top tier for a district its size. The trade is inventory. Most homes are 1990s–2000s resales, and the few new-construction sections start well above $600K.
Tax rates are the official 2025 adopted rates (city + county + ISD) per $100 of value, before homestead exemption. Communities inside a MUD or PID add to this. Prices are typical 2026 ranges, not a market report; ask me for live numbers on any home.
Fits: Frequent flyers, families who want established neighborhoods with big trees and a walkable town center, and buyers who can stretch to $600K and up.
Watch out: Inventory is thin and most resales need roofs, HVAC and windows at some point. Budget for it or buy new at Toll Brothers. Flower Mound's rate is the same as Southlake's with a lower entry price, which is why it's often the compromise pick.
Schools: Lewisville ISD serves most of the town (Flower Mound HS, Marcus HS); the western Canyon Falls sections are in Argyle ISD. Assignment is by address, so verify the exact home before you fall for it.

Entry is around $600K for a solid resale, which is above Justin, Northlake and Keller and below Southlake. Per square foot it sits with Frisco. What you get for it is location: 15 minutes to DFW Airport and an established town.
The 2025 total rate is about 1.69% of appraised value (city, Denton County and Lewisville ISD combined), before the homestead exemption. On a $450K home that is roughly $499 a month. Homes inside Canyon Falls also pay a PID assessment on top.
Very little. Toll Brothers has courtyard and estate homes from about $900K, and Canyon Falls on the west side has production builders from the mid-$500Ks, with some sections in Argyle ISD. For new builds under $500K you are looking at Justin or Northlake, 20 minutes west.
Both have top-ranked schools and the same tax rate. Southlake has the walkable Town Square and bigger lots, and starts around $900K. Flower Mound starts around $600K, has Grapevine Lake, and is slightly farther from the airport. Most families choose on budget.
About 35 minutes off-peak via I-35E or the Sam Rayburn Tollway, closer to 55 at rush hour. It is a better fit for airport, Las Colinas and Alliance commutes than for a daily downtown Dallas drive.
